When to Refinance: Signs Your Business Borrowing Needs Reviewing

Why staying with the same loan could be costing your business more than you realise

For many business owners, borrowing becomes something that simply runs in the background. Once the original purchase or refinance has been completed, the monthly repayments become part of the routine and often go untouched for years.

But the lending market is constantly evolving. Interest rates change, lender appetite shifts, and new products enter the market. A funding package that looked competitive a few years ago may no longer be the best option for your business today.

At FTA Finance, we regularly speak to business owners who are surprised by how much they could save - or how much more flexibility they could achieve - simply by reviewing their existing borrowing arrangements.

The key question is knowing when it’s time to revisit them.

One of the most obvious indicators is pressure on cashflow. If your monthly repayments feel restrictive, or you are finding it increasingly difficult to balance investment plans alongside day-to-day operating costs, it may be a sign that your current borrowing structure no longer suits the business as effectively as it once did.

Changes in the wider lending market can also create opportunities. As lender competition increases and more innovative products become available, many businesses that obtained funding several years ago may now qualify for significantly improved terms. In some cases, refinancing can reduce monthly repayments substantially, releasing valuable cash back into the business.

Growth is another common reason to review borrowing. Often, refinancing is not driven by a problem, but by ambition. Whether you are planning a refurbishment, investing in new technology, expanding your premises, or considering another acquisition, restructuring your borrowing can create a more efficient platform for future growth.

Sometimes the issue is not the interest rate itself, but the structure of the loan. We increasingly see businesses tied into facilities that no longer fit their objectives. Short committed terms, restrictive conditions, or repayment structures that place unnecessary pressure on cashflow can all limit flexibility and future decision-making.

There are also many owners who simply haven’t reviewed their funding since the original purchase. Over time, businesses mature, profitability improves, and personal financial positions strengthen. What lenders were willing to offer at the start can look very different several years later. Revisiting the borrowing against the current strength of the business can often uncover far more competitive options.

Importantly, refinancing should never be based purely on chasing a lower headline rate. Arrangement fees, valuation costs, legal charges, and the overall long-term impact of switching lenders all need to be considered carefully. A lower rate does not automatically mean a better deal overall.

This is where an independent broker can make a significant difference. At FTA Finance, we review the market on your behalf, assess the true cost of switching versus staying put, and negotiate directly with lenders to secure the most appropriate structure for your business. In some situations, we can even renegotiate improved terms with your existing bank without the need to move lenders at all.

Most importantly, refinancing is not simply about reducing costs. It is about ensuring your borrowing continues to support the direction of your business, rather than holding it back.

Your business evolves over time, and your funding should evolve with it. Borrowing should never be something you arrange once and ignore forever.
